Basic House Staging
For basic house staging I will be using the seller's own furniture and preparing the home for sale.
Declutter
I will start with removing all personal items like family photos, memorabilia, and personal collections. This helps potential owners envision themselves in the space without the personal imprint of the current owner.
Depersonalize
Along with decluttering, depersonalize the space by packing down items that are overtly personal or idiosyncratic in taste. This might include artwork, clothes, and unique decorative items.
Clean
Ensure the house is thoroughly cleaned.
There will be an additional fee if we need to steam clean carpets, wash windows, and ensure all areas are deep cleaned and dust-free.
Rearrange Furniture
Using the owner's furniture to showcase each room's potential. Arrange furniture to maximize space and highlight features like fireplaces or great views. Ensure the furniture layout allows for easy traffic flow and demonstrates functional use of space.
Neutralize Style
I will try to create a neutral style that appeals to a wide range of tastes. This might mean substituting bold color schemes with more subdued tones and replacing any eccentric furniture pieces with more universally appealing ones.
Accentuate with Accessories
While keeping it minimal, use accessories like cushions, throws, and rugs to make the space feel welcoming. Choosing items that complement the room without dominating the decor. Expect to spend between $100 to $400 on new accessories.
The owner is providing packing materials, and using these to carefully pack and store personal items. For me to do all the packing there will be added $200
Final Touches
Before showing the home, I will go through each room to make final adjustments. This could be straightening cushions, wiping down surfaces, and ensuring there is a fresh scent in the home.
